A CLOSED-DOWN Woolston pub is now under offer, just one week after closing its doors.

The Rope and Anchor, off Manchester Road, announced its shock closure just two weeks ago, and closed its doors on Tuesday, October 31.

In an announcement on social media, the pub explained that it had been on the market for a number of months with no potential buyers, and the brewery - JW Lees - had taken the decision to close the site.

The announcement stated that the outgoing management team had been told that the brewery wanted the pub to reopen at some point.

When contacted by the Warrington Guardian, JW Lees confirmed that they wanted the pub to reopen before Christmas this year.

The latest development has seen the JW Lees' website be updated to reflect that the Rope and Anchor is now under offer on the property market.

According to the website, there are a number of fees associated with the site, including the guideline rent price of £27,000 - though the site has a potential turnover of £830,000, says JW Lees.

Other incoming costs include:

  • Bond - £5,000
  • Fixtures service charge - £5,540
  • Stock and glassware - £7,000

This gives a total incoming cost of £17,540.

When asked about a timeline for the potential reopening of the pub, a JW Lees spokesperson confirmed that the brewery would not be providing a further update, and directed enquiries back to the original statement.

That statement reads: "We regret that our current tenant has decided to leave the Rope and Anchor and its last day of trading will be Tuesday, October 31.

"The pub will be closed on a temporary basis whilst we recruit a suitable new operator and our plan is to re-open the pub as soon as possible, which we anticipate will be before Christmas."
