MR Smith’s site has been put up for sale for £1m, with a residential and leisure development proposed on the flattened land.
The legendary nightclub and former cinema was burned to the ground in 2015 and is currently being used as a pay and display car park.
But the 1.43 acre Bridge Foot site has been put up for sale, with offers invited in the excess of £1m.
Property sales company Zameero has proposed a suggested mixed use of residential and leisure units on the site.
In its development proposal, 168 one, two and three-bed apartments are mooted in blocks up to seven stories high.
Five commercial or leisure units are also built into the scheme, which would include 158 car parking spaces.
Investment director Majid Zameer said: “The property comprises a flat, cleared site ripe for development.
“The site forms an important gateway between the adjacent Bridge Street Quarter and the Warrington Waterfront development area.
“The site could suit a variety of uses including residential, commercial, a hotel or leisure, subject to planning permission.”
