Dozens of new homes could be built in Daresbury if fresh plans are given the green light.

An outline application has been submitted to Halton Council for a 10.4-acre site off Breretons Lane for p to 60 homes with work also set to include landscaping and infrastructure.

Just a stone’s throw from Daresbury Park, it would be positioned close to other recent residential developments which have been rubber-stamped in recent years.

The plans have been submitted by the park’s owners, Marshall CDP, with a design and access statement saying that the proposals are part of a rethink over the wider site’s direction.

It said: “New residential development to the western side of Daresbury Park has been successfully delivered in line with an outline planning permission for a mixed-use development, comprising residential and employment uses, approved in 2021.

“However, recent market changes mean that the employment uses which formed part of that mixed-use planning permission are no longer economically sustainable.”

Because the application is only outline in nature – meaning a further application would have to be approved in future – specific details of things like housing designs have not been put forward.

But the design and access statement estimates they would be a mix of properties. It said: “It is anticipated that development could accommodate a range of one to four or more bedroom homes, predominantly at two to two-and-a-half storeys in height.

“A three-storey apartment building at the principal gateway could provide opportunity for a distinctive built form, contributing to a strong sense of arrival and definition of the street space.”

The outline plans also include potential for a ‘communal growing space’ and children’s play area.

The statement concluded: “The proposed development represents a sustainable and logical evolution at Daresbury Park, responding to changing market conditions while delivering much-needed housing within an accessible and well-connected location.”
