The property on Winwick Street has stood empty for more than a decade and was previously used as council offices.
It is described as being in a state of disrepair but ‘ripe’ for someone to purchase and develop, depending on planning permission.
It is being auctioned with a guide price of £220,000.
The listing reads: “Viewings are a must if you are a serious cash buyer to be able to see what you could develop the property into.
“This premises is a derelict building that is extremely dangerous due to structural and internal issues and 222 Estates will not be held liable for any injuries caused whilst viewing the property.
“Extreme caution must be taken and damage-limiting measures such as hard hats should be worn. Our employee will open the door but stand outside the property.
“Viewers enter at their own risk.”
