A PLANNING application that would see nine new homes built in Stretton has been thrown out by the council.

Town Hall planners pulled the plug on an application to construct nine new dwellings off Stretton Road due to the perceived impact on the green belt.

The planning application was the first hurdle that developers would need to clear in order to progress with a project on the site - it was 'outline planning permission.'

If approved, this would have allowed the developers to concoct a plan with further details and embellishments.

At this stage, however, the council has decided that the plans should not progress to the next stage of development.

A decision notice was listed on the council's website, which noted the following objections to the outline planning application:

  • The site is within the green belt, where there is a strong presumption against inappropriate development unless it can be demonstrated that very special circumstances exist
  • Insufficient information, (with regard to Great Crested Newts) has been submitted with the planning application in order for the Local Planning Authority to determine whether there is a likelihood that Great Crested Newts would be affected/harmed as a result of the development proposed
  • The proposal is considered to represent biodiversity net loss

Within the application, the developers say: "The [proposed] development was the subject of pre-application advice and highway comments were received that have been addressed by this latest proposal, although only outline approval is sought at this stage."

This planning application was submitted to the council in December 2022, validated in March 2023, and refused in September 2023.
