A BARN and kennels in Glazebury could be set for demolition in favour of three homes, plans reveal.

As per the council's online planning portal, plans have been submitted to demolish a storage building and kennels located on a site in Glazebury.

The site, off East Lancashire Road, is subject to the application that would see up to three new homes erected on the site.

The kennels at the site were formerly known as 'Three Acres Luxury Boarding Kennels,' before they closed.

According to the plans submitted by an agent on the landowner's behalf: "Our client intends for the barn/storage building to be replaced with two dwellings.

"An additional dwelling will be sited to the north west of the site in place of the existing kennels building."

It continues: "Careful consideration has been given to limit the amount of development to create a safe and practical use of the site and development land without any detrimental effect and no greater impact on the openness of the greenbelt and surrounding properties.

"Utilising the existing driveway and protecting the established tree zone on site, all existing boundaries and hedges will remain unaltered."

Two trees will be lost from the site if the plans are approved by planning chiefs at Warrington Borough Council, though the plans say that all hedgerows will remain in place.

The documents in particular are asking for 'outline planning permission' - this means that, if approved, the council deems a development appropriate for the site.

Properties can be sold with this permission included, though if any development is to take place on the site a further application will need to be submitted to, and approved by, the council.

The plans continue: "Our development proposal will therefore seek 'outline planning' consent for three number single storey dwellings with room in roof accommodation, utilizing a previously developed house type for authentication of size, scale, massing and volume.

"We understand that should planning approval be gained, a future site owner or developer may seek further 'Full Planning' by a Reserved Matters application for a change of dwelling type or even a reduced number of properties of potentially a larger size footprint."

This 'outline' permission application is currently under consideration by Warrington Borough Council's planning department, with a decision due by Monday, July 17.
