PLANS have been submitted to build large employment premises on land in north Warrington.

The currently vacant land is located to the west of Omega Boulevard, and it has been unused since the former Burtonwood Airbase was demolished.

It sits in the north east corner of Lingley Mere Business Park and is approximately 1.81 hectares in size.

Applicant United Utilities is seeking permission from Warrington Borough Council to create ‘buildings for flexible employment purposes’ covering 70,000 square ft gross internal area.

These buildings would be for either office, general industrial or storage and distribution use, along with associated car parking and landscaping.

At present, the plans do not state how many buildings would be built at the site if plans were approved, nor how they would look.

These aspects would be confirmed in a reserved matters application should the initial plans be approved.

Despite this, planning documents state the building or buildings would be between 12m and 16.5m in height, while vehicular access via road extending west from roundabout along Omega Boulevard

They add: “It is considered that the outline planning application reflects a robust, viable modern employment scheme, congruent with developments of a similar use, quantum and scale, that will add value to Lingley Mere Business Park on employment allocated land.

“In the view of the professional team, there are no design-related policies which would preclude against positive support for the application when weighing up the planning balance in determination.”

A separate document submitted as part of the application adds: “The site has been included in a series of masterplans for Lingley Mere and represents one of the final remaining undeveloped plots.”
