THE Blackburne Arms is under threat again after new plans to demolish the pub and replace it with flats were revealed.

Developers have submitted an application for planning permission to Warrington Borough Council in order to bulldoze the listed building in Orford and build a three-storey block of 52 retirement apartments for the over 55s.

Dating back to the 1930s, the Orford Green pub would make way for 22 two-bedroom and 30 one-bedroom units as part of the scheme – which also includes 55 car parking spaces.

Planning application documents stated: "The Blackburne Arms is currently still in operation, however public houses of this nature have seen a steady decline over recent years – with many being forced to close.

"We therefore have to consider the long-term viability of the site.

"The area is mainly residential, and it is considered the social impact of the development will be positive through a reduction in noise and potential nuisance associated with the public house and the opportunity for over 55s to downsize and move into the new development – freeing up much needed local housing for market sale.

"The development will also benefit members of the adjacent bowling club providing access to shared communal facilities within the building."

A similar scheme comprising of 63 apartments and two bungalows – including 31 car parking spaces – on the site was scrapped in June.

WBC's transport department had opposed the development on safety grounds, with concerns raised over the limited availability of parking for potential residents of the flats.

Residents and community groups objected to the previous set of plans, including the neighbouring Orford War Memorial Recreation Club.

And the club has again expressed concerns, stating that the development will encroach onto its land.

President Ken Leigh said: "They withdrew the plans last time because I think they knew they were going to lose.

"Last week they sent in another drawing with more car parking spaces.

"This land was left by Lord Blackburne to the people of Orford for the war effort in the First World War.

"These heartless builders are trying to pinch cherished land which was given to the people of Orford.

A consultation on the plans runs until Wednesday, September 25.
