PLANS have been submitted to Warrington Borough Council to convert a ‘run-down’ house in Orford into an eight-bed HMO.
Planning permission has already been granted to turn the ‘run-down’ property, on West Avenue, into a four-bed house into a small HMO for six occupants, but now new plans hope to expand the capacity of the property again.
According to the application, the semi-detached house is ‘well-suited’ for the conversion and only requires internal reconfiguration to create the extra bedrooms.
Floor plans show that the building would have four bedrooms on the ground floor, converting the living room, lounge and garage from communal spaces into rooms with ensuites.
A design and access statement was also submitted with the application which states that the building is not near any other
“While Warrington Council has an article four direction in certain parts of the borough, it does not have a specific planning police to restrict HMOs in within a set radius to avoid their over-concentration, however having reviewed the Warrington HMO License register there are no HMOs in the vicinity of the site,” it reads.
“On this basis, it is not considered that the proposed development would contribute to an over-concentration of HMO’s in the area, to the extent that it would have an adverse effect on residential amenities and the character of the area.”
Warrington Borough Council will now deliberate the application and either grant or refuse the planning permission by September 2.
