A MANUFACTURER of gas measurement and control products has taken over a unit at the Mere Grange development on a 10-year lease.

Dresser Natural Gas Solutions (UK) Ltd is relocating from its current premises in Skelmersdale to a fully dedicated, expanded facility at Mere Grange.

The business says it is investing significantly in the site move in order to position itself for growth in the future, which would create job opportunities for the area.

Network Space secured the new tenant for its 30-acre Mere Grange development as the 26,358 sq ft unit was taken on a 10-year lease by the American-headquartered Dresser NGS, which manufactures gas measurement and control products.

The unit forms part of a £7m first phase speculative development of four industrial units ranging from 18,595 to 26,358 sq ft delivered by Network Space in 2018.

Dresser NGS has now joined Kilwaughter on this first phase.

Further pre-lets have already been secured at the second phase of the successful Mere Grange development. A 51,868 sq ft site is let to Synergy LMS, a commercial laundry firm and a bespoke 20,029 sq ft unit was completed last month by Caddick Construction for Ormazabal, a specialist in electric distribution equipment.

Together the four new occupiers will accommodate in the region of 250 job opportunities at the site.

Joe Burnett, development director of Network Space, said: “We are delighted to welcome Dresser Natural Gas Solutions to Mere Grange. The high calibre of tenants we have attracted to the site since we began less than two years ago is testament to the quality of the scheme design, specification and location.

“This is the largest of the speculative units and will raise the wider site occupancy to 75 per cent. With such a shortage of well-located industrial accommodation in the market, we continue to see a good level of interest in the remaining space and hope to be fully let very soon.”

Network Space is developing the Mere Grange mixed-use site in partnership with Homes England, St Helens Council and Liverpool City Region Combined Authority.

Anwyl Homes is currently on site delivering 82 homes on the residential portion of the site having acquired it from Network Space in 2019.

Paul Monks, managing director of Dresser NGS (UK), added: “We needed to find a new facility following a recent change in our business ownership structure and, after considering several options, are excited to now be moving to our new premises at Mere Grange.

"I am looking forward to being fully operational and am confident that the property and location has everything the business needs for future growth.”

With a total of 162,000 sq. ft of high-quality industrial space, the two remaining units offer 21,375 and 18,595 sq ft of warehouse including first floor offices and amenity space. They provide secure, gated service yards and direct access onto the St Helens Linkway (A570), just minutes from the M62.

B8 Real Estate and CBRE are joint agents on the scheme.
