A DEVELOPER has completed the third and final phase of an industrial project at Mere Grange bringing to an end 10 years of construction activity on the site.

Following completion of phase three in November, Network Space has now delivered 162,000 sq ft of new industrial warehouse space within a 24-month period.

Phase one, a £7m speculative scheme, completed in July 2018 and comprises 90,500 sq ft split across four self-contained units ranging in size from 18,500 sq ft to 26,350 sq ft. Each unit is built to a high specification and designed to appeal to the needs of a wide range of logistics and industrial users.

Phase two, which was completed in April 2019, consists of a single 51,800 sq ft unit which is occupied by specialist commercial laundry firm, Synergy LMS, on a 25-year lease.

The final phase comprises a 20,000 sq ft standalone unit pre-let to electrical switchgear manufacturer, Ormazabal UK, on a 15 year lease.

Ormazabal’s occupation also means that 75 per cent of the award-winning development is now let or under offer.

Caddick Construction has acted as main contractor across all three industrial phases.

We have beaten off strong competition in the region for the lettings, and to deliver a development of this scale in such a short period of time is testament to the team at Network Space and our partners.

“Thank you to St Helens MBC and Homes England who have been instrumental in supporting the project. There are now only two units available on site, both of which are attracting strong interest.”

Steve Littler, senior assistant director for place, growth and regulatory services at St Helens Council, added: “Mere Grange has been a significant project here for the past decade - so it’s exciting to see this top-class, award-winning development come to an end which marks the start of new dawn in the borough’s journey to drive forward growth in St Helens borough.”

Last month, Mere Grange also won the Development of the Year category in the annual Invest in St Helens Awards.

B8 and CBRE are appointed as joint agents on the scheme, which has been developed in association with Homes England, St Helens Council and Liverpool City Region Combined Regional Authority.
