PLANS to convert a Winwick farm into 17 homes are set to be discussed by councillors on Wednesday.

Delph Farm Estates has submitted proposals to convert Delph Farm, on Delph Lane, into 17 homes, as well as the construction of a further two on the land.

The south west stables at the site are among the buildings proposed for conversion.

It would also see a number of ‘modern’ buildings demolished, with a total of 1,490 square metres set for the bulldozer.

The application will be discussed at Wednesday's meeting of the development control committee with Winwick Parish Council and borough councillors Cathy Mitchell and Terry O'Neill among those to object.

They say there are worries over highway safety and fear there could be an impact on swallows, bats and barn owls within existing buildings.

More than 60 objections have been raised from nearby resident who have raised concerns over the impact on the horses at the farm and of overdevelopment of the area.

In the design and access statement prepared by Berrys, on behalf of Delph Farm Estates, it says the proposed development is a well-designed scheme that will help meet Warrington’s urgent need for housing while improving its historic fabric.

It adds: “The site has generous areas of public open space on its northern boundary.

“It is therefore considered unnecessary to provide any additional public open space within the scheme.

“Nevertheless, the development provides communal areas of landscaped open space at its entrance and western boundaries, to enhance local character for the benefit of all.

“The courtyard in the centre of the complex will be a shared space with hard landscaping.”

The meeting will begin at 6.30pm in the Town Hall.

The application has been recommended for approval.
