WARRINGTON has been named as the most attractive town in the north west for commercial property investors.
It has featured at the top of a list of the 10 towns in the north west with the best average rental yields for commercial properties, with a figure of 9.54 per cent – more than double then national average of 4.5 per cent.
Law firm SAS Daniels LLP, publishers of the Commercial Property Guide 2018, said that Warrington is ‘becoming a hotspot for commercial property investors’ – with average commercial property prices standing at £360,225.
James Clarke, partner and head of the commercial property team at SAS Daniels LLP, said: “Warrington is the largest town in Cheshire and has an enviable location between both Liverpool and Manchester, and these factors make it a very attractive investment area.
“It’s seen huge success in growing its industrial areas through developments such as Birchwood Park – making it appealing to commercial investors – so it’s not a surprise that it faired so well in our study.
“Despite the cost of property in the town, factors including the Cheshire and Warrington Growth Hub – which provides grants to small and medium enterprises – appear to be attracting commercial property buyers to the area.
“As experts in a range of property matters, we see a wealth of opportunities in Warrington.”
