Peel Hall site not right for development

HELEN Jones MP has brought to the notice of Cinnamon Brow residents the possible proposal to build 1,400 new homes on the site called Peel Hall next to the M62.

The idea of building anything on this land let alone the 1,400 suggested properties is staggering to say the least.

There are two reasons this is wrong: There is desperate need for green belt land in the area to compensate for the high pollution levels caused by the crossing at this point of two of the busiest motorways in the country; the M6 and the M62.

Cinnamon Brow is already highlighted as one of the areas with the highest pollution levels in the country never mind the town (as a side issue let’s stop cutting down the trees).

Access to this site would be restricted to either coming down the country lane of Mill Lane or going back into Poplars Avenue.

Both nightmare scenarios.

There are already problems with leaving Fearnhead as it is with motorists either having to use the expressway or risk a fine by travelling down Hilden Road.

To add 3,000 extra cars making that journey daily as well as all the traffic making its way to Birchwood would be horrific.

If you live in Cinnamon Brow and agree please make your views known to the council Now come on council – please think again. There are plenty of lovely areas south of the Manchester Ship Canal.

There is a petition on the local labour web site where you can add your views.
Unfortunately I can't express an opinion until it has been approved by Archie my solicitor.
What I can say is that the plans that i read in New Town House something like ten years ago had the access road driven through the playing fields between the Mill House and Plough Public Houses. I have spent over 30 years running around this area and witnessing the land owner devastate the land scape by bull dozing the wildlife fauna and flora, extinguish the bird’s habitat - force the local farmer to stop farming the land. I have worked on protecting the Woodland Trust Plantation from the scramblers, finding burnt out cars on the land for police officers etc and being an active member of the Friends of Peel Hall Park for nearly 2 years their only councillor rep for most of the time.
But apart from that I can't express a view for the moment.

I agree with everything Ken says, and I understand Geoff's position as he's on the planning committee, but I'd guess he's no great supporter of development on the Peel Hall site. A road through the playing fields off Ballater Drive would be devastating.

I think the real scandal about all of this though is how consultation about a major planning document was (or really wasn't) carried out. This doesn't just concern Peel Hall but the whole of Warrington yet hardly anyone knew about it. Consultation my ar*e.

Thanks Billy - there are other reasons why I can't say much as I have to chose my words very carefully unless they get miss interpreted. I have signed an agreement to that effect.
Hopefully I have found a different approach that I can follow so that I can break out of the constraints that I find myself in. There is too much confusion about this and related issues.

So councillors can't express an opinion or give info unless their solicitors approve it. Bloody hell no wonder most of them stay quiet and in the shaddows these days. Might as well get rid of them all then ;)

So when are we, the local residents going to be told the truth about what exactly is going on at Peel Hall, or are we to be treated like mushrooms and kept in the dark! Come on, all the councillors need to come clean on what they know and where they stand on this issue.
We had a previous planning application years ago from Peel Holdings. That got rejected what has changed?

The planning process was never meant to be enacted by the smoke and mirrors antics which have passed for the planning procedures in Warrington these past 10 years or more. And it seems to be getting worse rather than better, witness the report criticizing officers in the WG last week.

Ken is correct in stating that development on Peel Hall is unwelcome.
The council and one council officer in particular have been hiding the matter for years . It makes one wonder what the council officers are after .. or getting.
There is no need for more houses in the area, and all such ideas of development could be killed off by dedication as green belt. I suspect there is some financial hush money circulating somewhere and have little faith in any of the councillors in the area or in the council officers looking after the good of the area. Perhaps the council should come clean and state exactly what they have been hiding and why. Or will the deceipt continue?

This is not the first time this particular trait of indifference has surfaced. Who is in charge the elected members or the officers? Either way the public should be presented with all the truthful facts, not an abridged or artfully amended version which may or may not match the verbal or non-verbal (whatever that is?) agreements..." hatched between officers and developers.

MDcbrow - this isn't anything to do with Peel Holdings (as far as I know), but the big changes have been: a) this is no longer Green Belt land (WBC screwed up on that one), and; b) Up to now WBC haven't seen Peel Hall as an appropriate development site, now they do.

Just in case you didn't know, we have all been "consulted" about this.

It is a concern when we hear drawings are altered to apparently to reflect a scenario most beneficial to one side at the expense of another, and that these alterations are then accepted by officers of a most senior level so as to to sustain a stance the Council has determined. This situation, as far as I know does not apply to the Peel Hall site. But the fact it is allowed to pertain at all speaks volumes for a council whose integirty is already being called into question, and for the standing of those who warrant and so sanction such actions.

This thread is now so far from reality. No-one's applied to build houses at Peel Hall. The courts have said it's not green belt and the courts have said that it can't be excluded for housing at some future stage (when brownfield sites have been used). The Council policy makes that clear - it's one of several sites that may have to be considered for development in the future, and not necessarily all for housing, but not now. Without that policy, the owners, Satnam, might be able to apply now for development and get it. With the policy, the Council could say no and expect the courts to agree.

But let's not let the truth get in the way of a good story.
