THE construction of 14 homes on a 2.3 acre site in Walton is expected to be completed in 2017.

Developer Elan Homes will be offering a choice of four and five-bedroom designs in a mix of new build and converted properties spanning up to 2,100 square foot at the site, off Chester Road.

Known as Hall Gardens, the gated development is being tipped to be a success by Cllr Paul Kennedy (CON – Hatton, Stretton and Walton).

Elan is also confident it will deliver on the project and is expecting a high number of enquires.

Marie Morris, sales director for Elan in the north, said: "We're excited at the prospect of bringing a 2.3 acre site, off Chester Road in the Walton area of Warrington, back into good use.

"Work to prepare the land, which was once home to a garden nursery and restaurant, is well under way.

"Based on the success we have seen at Gosling Park in nearby Croft and the volume of enquiries we've received to date, we're anticipating strong demand.

"In fact, we've already taken three early bird reservations from buyers who want to secure particular properties."

As part of its commitment to ensuring the sustainability of its developments, Elan has agreed to invest £150,000 in affordable housing in the town and to make contributions towards public open space.

Ms Morris added: "Although we're yet to officially launch Hall Gardens we're already looking for additional land in the neighbourhood and surrounding area.

"We'd encourage anyone with land with development potential to contact us via the website."

The council confirmed the investment plan played a role in ensuring the planning application was approved.

A council spokesperson said: "The investment in affordable housing and financial contributions for this development are legally monitored through the section 106 agreement which forms part of the decision to approve the planning application."

The first properties for sale have been released.
