OVER the recent bank holiday weekend I decided to take a trip up to the Lake District with the family.

Although the weather was a bit hit and miss, we had a lovely time. We stayed in Bowness-on-Windermere; which was just gorgeous.

You can imagine a lot of tourists descended there on a bank holiday, so we certainly got a few looks whilst driving around in the company car.

On the second day, I thought I would head to the hotel bar and have a cold beer.

An elderly man came over for a chat and mentioned the company car and asked what I did exactly.

So, naturally, off I went talking about property in Warrington.

This morning I received an email from him, after he’d read the blog. He’s going to pop over next week to discuss potential properties he would like to invest in, in Warrington.

Below I put some research together of recent flips in Warrington, as this is a strategy I believe Paul would much prefer.

Flipping Property

I found a medium sized, 3 bedroom semi-detached property on Barnfield Road in Woolston was bought for £124,950 in 2015. The same property sold for £166,000 in January this year, which is a rise of 32.85%.

However, prices in the town during this same time period rose by 3.0%.

A two bedroom semi-detached house on Higher Lane in Lymm sold for £234,000 in May last year, and was sold again that same year just before Christmas in December for £279,950.

This is a rather impressive rise of 19.64%, but as we mentioned in the Warrington Property Blog a few weeks ago, average prices in this time have risen by a much more remarkable 13.55% in Winchester.

Rents

With rents for semi-detached houses in Warrington achieving between £800 and £900 per month, yields are around 5-7%.

In terms of a rental investment, there are better properties, such as smaller two or three bedroom terrace, but for owner occupation there are some bargains.
