Developers say Peel Hall plans will ‘bring investment’

DEVELOPERS behind proposals to build up to 150 homes on Peel Hall say the scheme will bring investment into Orford.
But opposers of the plan, including Warrington North MP Helen Jones, argue it is an unwanted and inappropriate development near to other homes on Mill Lane.
Satnam has submitted the planning application for the development site following a public consultation and will also aim to create community allotments and orchards on the land.
It will invest more than £1 million on playing fields at Windermere Avenue and has pledged to help Winwick Athletic Football Club provide new and improved facilities including an all-weather pitch and new changing rooms.
Colin Griffiths, from Satnam, said: “I understand that some concerns have been expressed and we fully expect a level of opposition from residents living in close proximity to the site.
“I am convinced that the approach we have taken, asking residents for their views and making clear the opportunities that Mill Lane presents for the wider community, has been inclusive and encouraged debate.”
Paul McMahon, Winwick Athletic Football Club secretary, added: “This is a once-in-a-lifetime opportunity for the club and one which we need to seize with both hands.”
But the plans face outcry from the community and more than 1,000 have signed a petition against the proposals set up by Helen Jones MP.
She said: “I have been campaigning for years to prevent unwanted and inappropriate development near to people’s homes on land at Peel Hall.
“I wrote to residents in July with information showing that Satnam has long-term plans to develop land at Peel Hall over a number of phases which could lead to the building of as many as 1,400 houses.
“I believe that if the initial application to build 150 properties on Peel Hall is approved then this will lead to more houses being built.”
Residents have until October 3 to respond to the consultation which can be found at warrington.gov.uk and follow the links to the planning application directory. The application number is 2012/20610 or it can be found by searching for Peel Hall.

I live on grasmear and am I opposed to this build no, as long as its only the farm fields that get built on and not another part of peal hall. And and along as they don't build another pub as well lol there to many in the area as it is.

I have seen the plans and it's all on private land belonging to the farmer at the top of pealhall right next to the M62, and the field behind the mill house will get updated football pitches.

The 150 houses will be at the North West corner of the site, adjacent to the M62 (where they'll probably put the "affordable" housing), and backing on to houses on Radley Lane. This land is owned by Satnam (proprieter Kolin Dhillon, aka Sooty to Prince Charles and his polo playing friends). He is not a farmer, he is a property developer.
The improved sporting facilities are the Windermere Ave playing fields, this is land that belongs to the council, but will be improved through a financial contibution from Satnam. This is the figurative "brown envelope", if you like, the sweetener for the deal to go through.
There is a considerable distance between these two sites, and all the disruption will be at the Houghton Green end, and the sports facilities will be on the Orford side.
If this isn't a divide and conquer (and I take your point, Karlar), then I'll eat my proverbial hat.
Winwick Athletic will also be main beneficiaries here, they get a shiny new venue, and will hold the keys to the facilities (I'm guessing that last bit, but I bet I'm right in thinking it won't be open access).

Well, they would say that, wouldn't they?
So, Orford gets the benefits (already council land btw, and nobody yet knows how access to the new facilities will be arranged), and Houghton Green bears the costs in the form of housing development.
A clumsy attempt at divide and conquer.
