HIGHWAYS officers have raised objections to the 1,200-home Peel Hall development as the application 'falls very short’ of supplying sufficient information on its impact on the town’s roads.

The former farmland in Houghton Green could be turned in houses and apartments, shops including a 2,000sq m supermarket, a primary school, sports facilities and a 100-bed care home plus restaurants, pubs, takeaways and cafes as part of developer Satnam’s proposal.

Concerned residents have vocally protested against the development of the 156-acre site, with thousands signing a petition objecting to the new homes.

Now Warrington Borough Council’s highways team has formally objected to the plan as the application has insufficient information and ‘falls very short of what is required for highways to make informed transport comments’.

Highways concerns include plans to modify the bend linking Cotswold Road to Poplars Avenue, which may encourage high speeds around the corner, and the removal of street parking on Poplars Avenue.

Information on traffic flows is only provided for the immediate site access junctions, with no information on how the development will affect congestion in the wider area – highways officers labelled this a ‘fundamental omission’.

The report by Andy Oates, team leader of the council’s transport development control team, said: “The review of this initial transport assessment has identified a number of matters that require clarification or amendments – to date no formal response has been received on these points.

“Highways have no alternative but to formally object to the scheme proposals due to insufficient information.”
