LYMM is Warrington’s most expensive postcode with home hunters needing an eye-watering quarter of a million pounds on average to purchase a property in the area.

The figures, which have been calculated using the Land Registry data from January to April, reveal that the average house price in the WA13 postcode - which also covers Statham and Warburton - is £259,908.

This is more than double the average price of a home in the WA2 area – which covers Orford, Longford, Dallam, Padgate and Fearnhead - at £97,073.

The WA4 area – which covers Latchford, Stockton Heath, Appleton, Grappenhall, Daresbury, Moore and Walton – came in a close second with house prices averaging £243,746.

For those buying in the WA1 area, house prices average £128,239 while in the WA5 postcode the figure is a little higher at £164,868.

Stephen Giddins from Entwistle Green Estate Agents in Warrington said one factor that can affect the value of a property the most is location.

He said: “We all know that there are some staggering examples of this, comparing the same property in London to one in the north west, however the difference in values range quite dramatically in Warrington from almost one street to the next.

“One major influence to a buyer is the catchment area for schools with the Ofsted reports giving parents far more information than previously available.

“Selling a property within the right catchment area or proximity to a sort after school can raise the value of your home by thousands.”

Living close to certain shops can also boost the value of a property, according to a study by the Land Registry.

The typical price of a home near a Waitrose is around £38,831 more than the price of a property in the surrounding area while homes close to an Aldi suffer a drop in average value - a loss of £5,910.

Mr Giddins added: “In some cases there are also the deterring factors to a particular street or area - again these will have a major affect on the value.

“There are many contributing factors that influence these values in addition to this such as general amenities and access to major transport routes to large hubs of employment.

“Warrington and surrounding areas provide some good examples of where there are some very sought after locations for these reasons.”
